Short Let vs Medium Let in London: Which Is Right for You?

15 October 2026 · 5 min read

Bright bedroom in a London apartment

London owners who do not want a traditional 12-month tenancy usually choose between short lets (a few nights) and medium lets (one to several months). Each has advantages — and the best results often come from combining them.

Short lets

  • Higher nightly rates, especially in peak seasons and around major events
  • Maximum flexibility to use the property yourself
  • More turnovers, so more cleaning and guest communication
  • Limited to 90 nights per year for entire homes in Greater London without permission

Medium lets

  • Longer stays from professionals, students and relocating families
  • Fewer turnovers and lower running costs
  • Steadier, more predictable income
  • Not counted against the 90-night short-let limit when stays are 90 nights or longer

Why combine both?

A mixed strategy uses short stays when demand and prices are highest, and medium-term stays to fill quieter periods and stay within the rules. The right mix depends on your location, property size and how often you want to use it.
